Average price rose for a seventh consecutive year-on-year month

East Japan REINS reported 1,738 completed resale detached-house transactions in Greater Tokyo in July 2026, down 1.9% year on year and the first decline in four months. The average completed price increased 0.6% to ¥39.33 million, marking a seventh consecutive year-on-year increase, although it fell 1.8% from June. Average land area contracted 4.7% to 143.96 square meters, building area fell 1.6% to 102.74 square meters and average building age was 25.11 years.

Inventory declined for a sixth straight month

Resale house inventory stood at 23,197 properties, down 1.2% from a year earlier and marking a sixth consecutive decline. This contrasts with the rising inventory seen in the resale condominium market. Detached houses are also more property-specific than condominiums because value can depend heavily on land shape, road access, rebuilding eligibility, boundaries, retaining walls and building condition. Lower overall inventory therefore does not mean every property will sell quickly.

Overseas sellers should organize land and building due diligence before listing

An owner living overseas may need more time to assemble the documents a buyer will require for a Japanese house. Registration, boundaries, road status, construction approvals, extensions, equipment, leaks and repair history can all affect transaction terms. Older or inherited properties may have incomplete records. Falling market inventory does not remove these property-specific issues. Preparing documentation before setting a final marketing strategy and comparing recent nearby completed sales can reduce delays and improve the likelihood of a smooth transaction.
