J-REIT data extend through May and private funds through April

The Association for Real Estate Securitization updated the ARES Japan Property Index and related indicators on August 28. The underlying dataset incorporates J-REIT fiscal results through May 2026 and private-fund data through April 2026. Values through November 2025 are classified as final, while December 2025 through May 2026 are preliminary. AJPI is based on investment performance reported by major real estate market participants and therefore differs fundamentally from the gross yields advertised for individual rental properties.

The benchmark helps test assumptions used for individual deals

Gross yield on a Japanese apartment building or condominium is commonly calculated from projected annual rent divided by purchase price. Actual investment performance also incorporates operating expenses and changes in asset value. AJPI gives investors a way to compare institutional Japanese property performance over time. For an international buyer considering a large income property or fund investment, the benchmark can provide a wider market reference against which assumptions in a seller's underwriting model can be tested.

Preliminary figures can be revised

ARES classifies the figures from December 2025 onward as preliminary and notes that values may change as additional information becomes available. Even finalized data can be modified when a listed J-REIT later corrects securities filings. Related AJPI and AJFI indicators were also revised in June 2026 after errors were identified in some fund property data. Investors should therefore use the latest dataset and avoid treating one period as a forecast. Individual acquisitions still require separate analysis of pricing, rent, vacancy, operating expenses, financing, capital expenditure and exit liquidity.
