Transaction volume reached 3,979, up 24.6% year on year

East Japan REINS reported on August 10 that 3,979 resale condominium transactions were completed across Greater Tokyo in July 2026, an increase of 24.6% from a year earlier. The average contracted price per square meter rose 8.2% to ¥854,700, while the average total contracted price increased 5.0% to ¥53.03 million. Average floor area declined 3.0% to 62.05 square meters and average building age was 26.67 years. The simultaneous increase in transaction volume and contracted unit pricing provides an important indicator of liquidity in the metropolitan resale market.

Greater Tokyo averages are not central Tokyo prices

The Greater Tokyo statistical area includes Tokyo, Kanagawa, Saitama and Chiba. The ¥53.03 million average and ¥854,700 per-square-meter figure should therefore not be interpreted as direct benchmarks for premium districts such as Minato, Chiyoda or Shibuya. Even within Tokyo, pricing and resale liquidity vary significantly by submarket. International buyers should take particular care with Japanese market terminology because reports may refer separately to Tokyo Metropolis, Tokyo's 23 wards and the wider Greater Tokyo region. For an individual acquisition, recent completed sales in the same building or immediate station area remain much more relevant than a metropolitan average.

Higher sales volume supports liquidity, but individual valuations remain property-specific

A year-on-year increase in completed transactions means more units are successfully changing hands, which can be positive for sellers seeking liquidity. It does not mean that every condominium has appreciated by the headline average. Floor level, orientation, views, renovation condition, management fees, repair reserves and the building's long-term maintenance plan can all materially alter value. Overseas investors who rely heavily on online listing portals should also distinguish asking prices from completed transaction prices. A robust Tokyo investment analysis should use broad market statistics to identify direction and then test the specific property against recent comparable sales and likely resale demand.
