Hakuba leads national commercial land appreciation
Japan's 2026 Prefectural Land Price Survey highlighted exceptional growth in Hakuba, Nagano Prefecture. The commercial benchmark site Hakuba 5-1 reached ¥32,000 per square meter, representing a 35.6% annual increase and the highest commercial land appreciation rate nationwide. Residential benchmark Hakuba-2 rose 31.3% to ¥17,600 per square meter, ranking second nationally for residential land appreciation. The mountain destination attracts winter skiing and summer hiking visitors, with hotel development illustrating the area's tourism-oriented property activity.
Semiconductor investment supports Chitose demand
In Chitose, Hokkaido, the residential benchmark Chitose-3 increased 17.4% to ¥175,000 per square meter. Commercial benchmark Chitose 5-2 rose 25.2% to ¥194,000, while industrial benchmark Chitose 9-1 increased 20.0% to ¥14,400. The ministry identified demand for apartment buildings, offices, hotels and retail sites associated with Rapidus and related companies. Rapidus began operating its pilot production line in April 2025 and is working toward mass production in 2027.
Different economic drivers require different strategies
Although both locations have experienced substantial appreciation, their underlying demand structures differ. Hakuba's property market is closely linked to tourism and accommodation, while Chitose is influenced by industrial development and associated residential and commercial requirements. International investors should therefore distinguish hotel operating performance from housing rental demand and assess construction costs, industry investment schedules and acquisition prices separately. Strong historical land appreciation alone cannot establish future rental yields or capital gains.
