A residential district built at exceptional scale
Tokyo Metropolitan Government information updated on August 7 describes the Harumi 5-chome West redevelopment as an approximately 18-hectare project containing 21 residential blocks, two roughly 180-meter, 50-story towers and one commercial building. The total housing count is 5,632 units, of which 4,145 are for sale and 1,487 are rental units. Buildings used as accommodation during the Tokyo 2020 Games were converted after the event, while new tower construction completed the residential district. The scale has materially changed population, retail demand and transport requirements in this part of Chuo Ward.
Unit-level differentiation matters in a large supply cluster
Large developments can improve neighborhood visibility and amenities, but they also create many similar units competing for tenants and buyers at the same time. Building position, floor, orientation, view and access to transport can therefore create meaningful pricing differences within one project. Harumi's accessibility is also evolving with the planned Tokyo Station BRT route. Investors should compare active competing listings within the same development rather than assuming all Harumi units share the same liquidity or rental prospects. Management fees, reserve contributions and future repair obligations are also significant for long holding periods.
