Corporate acquisition activity declines
Japan's Ministry of Land, Infrastructure, Transport and Tourism released its July 2026 Corporate Transaction Volume Index on October 30. The seasonally adjusted nationwide index fell 2.1% from June to 290.1. Residential acquisitions declined 1.4% to 316.9, while non-residential acquisitions decreased 3.1% to 240.1. The index uses 2010 as a base of 100 and measures transaction volume derived from ownership transfer registrations, rather than transaction values, prices or investment returns.
Detached homes and condominiums both weaken
Within the residential category, the detached housing index fell 1.9% to 371.7, while the condominium index declined 0.3% to 268.2. The figures show different rates of change across property types. The measure covers corporate acquisitions of existing buildings and should not be interpreted as a comprehensive measure of newly developed properties or land-only purchases. Because the release is part of a trial statistical operation, a single month's movement should not be treated as conclusive evidence of a lasting investment cycle.
Implications for international corporate buyers
The index offers overseas companies and institutional investors a reference for tracking corporate acquisition activity in Japan. However, it combines domestic and other corporate buyers and does not separately identify foreign-owned entities. Lower transaction volume does not necessarily indicate declining property prices. Investors still need to assess acquisition yields, financing conditions and local rental demand. Future releases may help establish whether the divergence between residential and non-residential activity persists.
