Tokyo's 23 wards recorded 1,509 used condominium transactions in July, down 17.2% year on year. The average closing price per square meter nevertheless rose 2.7% to JPY1.3577 million.
Average deal value reaches JPY77.57 million
The average transaction price was JPY77.57 million, up 3.4% from a year earlier. Across Tokyo as a whole, the corresponding average was JPY70.04 million, highlighting the premium attached to the central wards.
Exit liquidity matters for investors
Persistently high prices combined with lower transaction volume suggest buyers are becoming more selective. International investors should test future resale liquidity and the depth of end-user demand at each price point, not simply assume central Tokyo prices will always rise.
