A direct connection to Tokyo Station
Tokyo announced on August 28 that the new Tokyo Station–Athletes' Village BRT route is scheduled to begin service on September 16. The planned timetable provides 34 trips per day on weekdays, Saturdays and holidays, operating between 9 a.m. and 5 p.m. at roughly one to two services per hour. Regulatory approval for the operator was still pending at the time of the announcement. Harumi 5-chome has undergone one of Tokyo's largest recent residential transformations on the former Olympic Village site. Tokyo's redevelopment program includes 21 mid- and high-rise residential blocks, two approximately 50-story towers, one commercial building and 5,632 housing units. Improving public transport has therefore become increasingly relevant as the local residential population expands.
Transport quality must be assessed beyond the headline
A direct route to Tokyo Station increases the number of practical travel options between Harumi and central business districts, which is positive for residential usability. It does not, however, make Harumi equivalent to a rail-station location. The announced service operates mainly during daytime hours and at a much lower frequency than urban rail. Buyers should therefore assess walking distance to BRT stops, peak-hour alternatives, links to the Toei Oedo Line and conventional buses, and whether the service is expanded later. For foreign investors, the wider Harumi and Kachidoki area contains substantial new condominium stock, so incremental transport improvements can influence rental competitiveness among otherwise similar units. Actual ridership and future timetable development will be worth monitoring after launch.
