Amendment notices were posted on September 2

The Tokyo Metropolitan Government posted notices on September 2, 2026 concerning amendments to project plans and related rules for the Toyomi and Toranomon-Azabudai Type-1 Urban Redevelopment Projects. The notices do not represent entirely new approvals; they are procedural changes affecting projects already under way. Such amendments are a normal but important part of long-running urban redevelopment involving construction, infrastructure and complex rights adjustments.

Toyomi plans about 2,046 homes; Toranomon-Azabudai about 1,410

Tokyo's project information describes Toyomi in Chuo Ward as a roughly 2-hectare redevelopment with an estimated project cost of ¥124.8 billion and approximately 228,580 square meters of total floor area. Around 2,046 homes are planned alongside commercial and public-interest facilities, with construction completion scheduled for March 2027. Toranomon-Azabudai covers about 8.1 hectares across Minato Ward and includes roughly 1,410 homes as well as offices, shops, hotels and an international school. Its stated project cost is approximately ¥648.5 billion.

Redevelopment affects both local amenities and future supply

Large projects can improve transport, public spaces and commercial amenities, potentially supporting nearby property values. At the same time, thousands of new homes entering the market can create additional competition for existing condominiums and rental units. In waterfront districts, differences between new towers and existing buildings in management costs, reserve funds, views and station access can materially affect resale values. In central Tokyo developments such as Toranomon-Azabudai, offices, hotels and retail can also reshape daytime population and rental demand. Buyers should therefore consider future supply as well as existing buildings.
