The reporting scope was broadened
From April 1, 2026, Japan expanded FEFTA reporting for non-residents acquiring domestic real estate. Acquisitions that previously fell within exemptions, including many residential purchases, are now more broadly captured.
A 20-day filing period generally applies
A non-resident acquiring covered real estate or related rights must submit the prescribed report to the Minister of Finance through the Bank of Japan within 20 days of acquisition. A Japan-resident agent, including a real estate intermediary, may submit on the buyer's behalf.
Residency status matters more than nationality
The rule is based on FEFTA resident/non-resident status rather than nationality alone. Treatment can vary depending on the transaction, asset and rights acquired, so buyers should confirm the requirements for their particular case.
