Urban plan approved in July 2026

Bunkyo City approved the urban plan for the Koraku 2-chome South Type-1 Urban Redevelopment Project in July 2026. The project covers approximately 2.6 hectares in parts of Koraku 1-chome and 2-chome. According to the city's August 6 update, a redevelopment association is scheduled to be established during fiscal 2026, demolition and construction are planned to begin in fiscal 2027, and completion is targeted for fiscal 2034. The Tokyo Metropolitan Government also issued an environmental-review opinion relating to the project on August 4.

Part of a longer transformation around Iidabashi

Urban planning in the Koraku area has been developing for more than two decades through community organizations, road improvements and earlier redevelopment projects. An Iidabashi Station-area infrastructure policy was formulated in 2023, followed by an infrastructure plan in 2025. The latest project therefore forms part of a broader long-term renewal of the district. Special procedures also apply to certain paid land transfers within the planned redevelopment area.

Completion remains years away

Major redevelopment can alter pedestrian flows, transportation access, commercial activity and land use, making it relevant to nearby residential and investment property. However, the scheduled completion is not until fiscal 2034. Investors need to distinguish possible long-term benefits from disruption during the construction period, and redevelopment does not guarantee higher property values. Buyers around Iidabashi and Korakuen should therefore evaluate both current rental fundamentals and the long-term urban-planning schedule.
